Product – This is the home you are selling, and the right agent can offer staging advice, provide repair items, and offer showing advice to help display the home in the best possible light..
Place – This is your home’s location. Neither you nor your agent can move your home to a new location, but a good agent can offer advice on curb appeal, entry and landscaping, and can provide home books that display the best attributes of your home and the community.
Price – Here a good agent isn’t the guy that tells you he can make you a king’s ransom to get your listing then tries to frighten you into taking low ball offers because “the market is softening”. A good agent tells you the truth about initial pricing, and monitors price changes to insure your home is within the pricing window so that it is attractive to buyers.
Promotion – This is the advertising that the agent does for your home. A good agent will provide you a sample comprehensive advertising strategy up front, and will adjust the strategy throughout the life of the listing to get the home maximum exposure.

In this market the most important item in getting your house sold is price. If there are 14 months of inventory on the market and you price your house at market price guess how long it will take to sell your house? That's right, 14 months and that is with no new inventory hitting the market. If you do not need to sell pull your house off the market. If you need to sell price it at least 10% under market. Your agent can help you find that price. Good luck.
